How Pre-Approval Works on the Gold Coast

Get Ready to Apply for a Home Loan

    1. Let’s Get Ready to Apply

We work out what you can realistically borrow and what that buys you in the suburbs you’re looking at, because Southport buys differently to Palm Beach. If your borrowing capacity needs work, we’ll tell you what to fix before we apply rather than after a lender says no.

    Application Pre-Approval

    2. Application & Pre-approval

We gather your documents and take the application to the lender most likely to approve it, based on your situation and the type of property you’re chasing. You get a pre-approval letter you can put in front of a Gold Coast agent with confidence.

    Become a Homeowner

    3. From Offer to Settlement

Once you’ve found the place, we take it through to formal approval and stay on the lender through to settlement. Valuations on coastal apartments and flood overlay properties can slow things down, so we watch for it early instead of scrambling at the last minute.

What It Actually Costs to Buy on the Gold Coast

Most buyers save hard for a deposit and then get caught by everything else due around settlement. Here’s what to budget for on top.

Stamp duty. Queensland transfer duty is usually the largest single cost after your deposit. First home buyers may pay a reduced amount or nothing at all depending on the property’s value and whether you’ll live in it. Investors and second-time buyers pay the full amount.

Lenders Mortgage Insurance. If you’re borrowing more than 80% of the property’s value, most lenders require LMI. It’s usually added to the loan rather than paid upfront, so it doesn’t hit your savings, but it does increase what you repay. Some professions and government guarantee schemes remove it entirely.

Legal and conveyancing. Your solicitor or conveyancer handles the contract, the searches and settlement. On Gold Coast apartments, budget for a body corporate records search as well, which tells you about sinking fund health, planned special levies and building defects.

Building and pest inspection. Worth doing on any purchase. On older coastal stock it’s the report that finds concrete cancer, water ingress and termite damage before you own it.

Insurance from day one. Under the standard Queensland contract, the property is at your risk from the first business day after the contract date, not from settlement. Cover needs arranging earlier than most buyers expect. We’re an insurance broker too, so we can sort it alongside your loan.

Settlement adjustments. You reimburse the seller for council rates, water and body corporate levies they’ve already paid past your settlement date. On a high-levy apartment this catches people out.

Government registration fees. Transfer and mortgage registration charges payable to Titles Queensland.

Key Considerations When Getting A Home Loan

Here are the most influential considerations you need to keep in mind when getting a home loan.

    1. Interest Rates: Securing a competitive rate with our home loan
brokers on the Gold Coast helps to minimise monthly repayments and total loan cost.
    2. Loan Terms: Find a balance between manageable repayments
and total interest costs. Shorter terms typically mean lower overall
      interest costs.
    3. Fees & Charges: Be aware of all upfront and ongoing fees
associated with your home loan to make an informed decision.

Your Trusted Team of Home Loan Brokers on the Gold Coast

Our team is led by Lauren Eakins, a mortgage broker with exceptional industry experience and a long history of placing loans on the Gold Coast. She and the team guide buyers from the first conversation through to settlement.

That experience matters most when something gets complicated. A lender questions a valuation, a settlement date moves, or your situation doesn’t fit a standard application. We’ve seen most of it before on the coast, so we know who to call and what to do next.

Whether you’re buying your first place, upgrading, or adding an investment property, we compare lenders on your behalf and explain the options in plain terms so you can make the call with confidence.

      Frequently asked questions

Our office is on Floor 10, 36 Marine Parade in Southport, open weekdays. You're welcome to come in and sit down with us, and plenty of clients do. Just as many prefer to handle everything by phone, video and email. Either way works, and you won't be treated differently for choosing one over the other.

All of them. Our clients buy from Coolangatta and Palm Beach in the south, through Burleigh, Broadbeach and Surfers Paradise, up to Southport, Labrador and the northern growth corridor around Coomera, Pimpama and Ormeau. We also work with buyers in the hinterland around Nerang, Mudgeeraba and Tallebudgera. Lender policy varies between these areas, particularly on apartments, so knowing the local stock matters.

Yes. You're assigned a broker at your first appointment and that's who handles your file through to settlement. You won't be passed to a processing team once your application goes in, and you won't have to explain your situation again to someone new. If your broker is away, someone who already knows your file covers for them.

Because of the sheer volume of high-density stock along the coast, many lenders apply postcode restrictions to suburbs like Surfers Paradise, Broadbeach and Southport. That can mean a lower maximum loan-to-value ratio, a larger deposit requirement, or a decline. Most lenders also set a minimum internal floor area, measured excluding balconies and car space. Policy varies enormously between lenders here, which is exactly where a broker earns their keep.

Yes, and a large share of our clients are doing exactly that. We can arrange pre-approval while you're still in Sydney, Melbourne or regional NSW, explain how Queensland stamp duty and contract conditions differ from your home state, and coordinate settlement remotely. You don't need a Queensland address or a local job to borrow here, though some lenders will ask about your relocation plans.

Often, yes. Tourism and hospitality employ a lot of people on the Gold Coast, and lender policy on this differs widely. Some accept casual income after a relatively short period with one employer, others want considerably longer. Overtime, penalty rates and second jobs may be counted in full, partially, or not at all depending on who you apply to. We match your income structure to a lender whose policy actually fits.

Most want a couple of years of tax returns and notices of assessment. If you've been trading for less time, or your most recent year is much stronger than the one before, there are lenders who will work with a shorter history or accountant-verified figures. We'll also look at whether add-backs like depreciation or one-off expenses can lift your assessable income before we choose where to apply.

Some will and some won't, and it matters a lot here where holiday letting is common. Lenders that accept it often discount the figure to allow for vacancy, or ask for a letting agent appraisal rather than actual booking history. If the building has an on-site letting pool, the management rights arrangement can also affect which lenders will lend at all. Worth a conversation before you make an offer.

Yes. A lot of Gold Coast activity is in new estates through the northern corridor and in off the plan apartment stock. Construction lending releases funds in stages as the build progresses, which works differently to a standard purchase. Off the plan finance has its own timing issue, because your approval usually needs to still be valid at completion. We'll flag both risks upfront.

They can. Some canal-front, low-lying and creek-adjacent pockets carry a flood overlay, and lenders take valuer commentary on flood risk seriously. It rarely stops a loan outright, but it can affect the valuation or the conditions attached. The bigger practical issue is insurance premiums, which lenders count as an ongoing expense when assessing what you can afford.

Yes, and this catches people out on the Gold Coast more than most markets. Lenders treat strata levies as a committed ongoing expense, so a high-levy building with a pool, lifts, gym and on-site management reduces your borrowing capacity compared with a low-levy walk-up. Always get the levy figure before you fall in love with an apartment. We can factor it into your assessment before you make an offer.

There's a First Home Owner Grant for eligible new homes under a value cap, stamp duty relief for first home buyers, a state shared equity scheme, and federal deposit guarantee places that can remove the need for Lenders Mortgage Insurance. Amounts and eligibility change from time to time. We check what you currently qualify for and how the schemes stack together. See our first home buyer grant page for detail.

It depends on what you're paying now against what's available, and on the switching costs. There's usually a discharge fee from your current lender, a new application or settlement fee, and government registration charges. Break costs apply if you're on a fixed rate. We run the numbers and tell you honestly when the savings don't justify moving. See our refinancing services page.

Yes. We're an insurance broker as well as a mortgage broker, so we can look at home and contents, landlord and strata cover alongside your loan. On the Gold Coast that's genuinely useful, because premiums in coastal and flood-overlay areas can be significant and lenders count them in your ongoing expenses. Getting both sorted at once saves you doing it twice.
