Lauren and the team have once again helped us secure the best available loan and rate for our mortgage. Seamlessly settled just before Christmas almost 3 years to the day since our first home settled. We wouldn’t trust anyone else! Five stars all the way! We have already referred multiple people and will continue to do so. Merry Christmas to the Eakins Finance and Insurance team.
QUEENSLAND PROPERTY MARKET THOUGHTS 2025 TO 2026
Queensland’s property market has remained one of the strongest in the country, driven by interstate migration, limited housing supply and major infrastructure investment ahead of the 2032 Olympics. Growth has been broad, with South East Queensland leading the way while regional centres such as Cairns and Townsville have benefited from affordability advantages and steady local demand.
Looking ahead, the fundamentals supporting Queensland property remain firmly in place. Population growth continues to outpace new housing supply, and generous first home buyer incentives are bringing more buyers into the market. If interest rates ease further, improved borrowing power could support another wave of activity, making it an important time for buyers to have their finance ready before they start searching.

Frequently asked questions
In most cases our service costs you nothing. Like most Australian brokers, we are paid a commission by the lender once your loan settles, and this is fully disclosed to you upfront. If a fee ever applies to your specific situation, you will know before we begin any work.
All of them. We have offices on the Gold Coast and in Cairns, and we help clients in Brisbane, the Sunshine Coast, Townsville, Toowoomba, Mackay and regional Queensland through phone and video appointments. Lending is done remotely these days, so distance makes no difference to the service you receive.
Your bank can only offer its own products, while a broker compares loans from a wide panel of lenders and recommends the one that suits you best. Brokers also know how each lender assesses applications, which matters just as much as the rate. Best of all, in most cases the service costs you nothing.
Queensland first home buyers can typically access a First Home Owner Grant on new homes as well as transfer duty concessions, and federal schemes may help you buy with a smaller deposit. The amounts and eligibility rules change from time to time, so we check what applies to you as part of your free assessment.
Most lenders prefer a 20% deposit, but many will lend with far less. Some buyers purchase with a 5% deposit or even lower through government schemes, guarantor arrangements or lender programs. We can show you every pathway available for your savings level.
Lenders Mortgage Insurance, or LMI, is a one-off cost that usually applies when your deposit is below 20%. It protects the lender rather than you. It can often be avoided through government guarantee schemes, a family guarantor, or lender waivers for certain professions. We will always explore these options before you pay it.
It varies by lender, but most pre-approvals come through within a few business days once your documents are in order. Some lenders can turn them around in 24 to 48 hours. We know which lenders are moving quickly at any given time and factor that into our recommendation.
Typically you will need photo ID, recent payslips or tax returns if self-employed, bank statements showing your savings and spending, and details of any existing debts. We give you a personalised checklist at the start so nothing holds up your application.
A fixed rate locks in your repayments for a set period, usually one to five years, giving you certainty. A variable rate moves with the market, so repayments can go down as well as up, and these loans often come with more flexibility like offset accounts and unlimited extra repayments. Many of our clients split their loan to get the benefits of both.
Yes, often significantly. Each lender assesses income, expenses and existing debts differently, so the same person can be offered very different amounts from one bank to the next. This is one of the biggest advantages of using a broker, since we know which lenders will view your situation most favourably.
Yes. Some lenders specialise in helping borrowers with credit issues, and others weigh recent history more heavily than old defaults. We can review your situation honestly, tell you what is realistic now, and if needed, map out the steps to strengthen your position before applying.
Pre-approval is a lender's conditional indication of how much they will lend you, based on your finances. Final approval happens after you have a signed contract on a specific property and the lender has valued it. We manage both stages so there are no surprises between the two.
Absolutely. If your loan is a few years old, there is a good chance a better deal exists. We review your current rate and structure, compare it against the market, and handle the entire switch for you, including negotiating with your current lender if staying put makes more sense.
